    No time wasted here so let’s get to it:

    (1) Professional photography highly recommended – this is the most important factor if you’d like to attract renters over other listings in the same geographical area. Invest the money to hire a pro photographer to take photos of your rental property especially to feature the amenities that make your rental stands out from the rest, be it hot tub, lake views, prime location, etc.

    Even if you have a tight budget, consider hiring an ‘up and coming’ photographer from Craigslist to take professional looking photos of your vacation home/ski lease rental property. And yes, it’s true: “a picture is worth a thousand words” and photos are priceless when it comes to instant appeal which will get you more clicks on your rental listing which equates to more booking inquiries.

    Considered yourself an amateur photographer? Got an eye for optimum lighting, composition, and choice angles? Go at it but here are some photography tips to help you get started from www.liv.rent and www.fitsmallbusiness.com/real-estate-photography-tips.

    (2) Take time to write a clear and concise description of your rental/ski lease listing and be sure to include things such as:

    * amenities? what makes your rental property unique? prime location at the base of Squaw? hot tub and sauna?
    * how many people can your property sleep/accommodate? How many beds and baths total?
    * location and proximity of your property in relation to points of interests in the area: resorts, restaurants, grocery markets, etc.
    * is this a family type rental or a group type rental?
    * duration of rental/lease: daily, monthly or winter seasonal lease?
    * rental/lease rates: discount if booked for longer term? Security deposit? Cleaning fee? Snow plow service included? Utilities included?
    * how many covered parking spaces? flat driveway?
    * pet friendly? other restrictions?
    * for group ski lease, guest fees? full time residence ok?
    * for ski lease group, it’s good idea to describe age range of people in the group and preferences for social activities, apres ski happy hour, family type shared meals, etc
    * best way to contact you: by email, phone, text or?
    * what basic information would you like from potential renters or ski lease members to provide as part of initial email contact so you can get an idea of who they are? Ask renters to share something about themselves such as profession, LinkedIn profile, FB, Instagram, etc.

    (3) Make use of well written rental agreements:

    Your rental agreement is essential for setting expectations between you and your guests/renters/lease members! It provides a sense of security for all parties involved, and defines the rules and policies for the property prior to their stay. Some key items to include in rental/lease agreements:

    * Dates
    * Rates/Payment
    * Maximum Occupancy
    * Cancellation Policies
    * House Rules (very important to be specific)
    * Check In/Out procedures (be clear & specific)
    * Damage Policy

    Consider having your renters/lease members read and sign House Rules and rental policies to show that they clearly understood your rental terms prior to their stay. For example, include in your policy things like where guests can smoke, where they can’t smoke (a fine is levied if they are caught smoking where they aren’t allowed to). Consider including rules and policies on pets, occupancy and type of use (no wild parties, etc).

    (4) Complete a rental market research ‘due diligence’: ask yourself.. ‘have I priced my rental or ski lease competitively for the current rental market for my geographical area my rental is located in?’

    Do some market research and make sure to price ‘apples to apples’ comparison based on rental location, number of bedrooms, baths, amenities, square footage, etc. If you don’t nail your rental pricing competitively, you won’t get as many rental inquiries no matter how pretty your rental photos look.

    Now to rental market research; first off browse on our rentals/private ski lease listings and/or browse group/family share ski lease listings to get an idea of what prices are like for comparable rentals/ski leases.

    Next, perform keyword searches on Airbnb, VRBO and Craigslist among other rental sites to get an idea of what is the current market rate for rentals/ski leases.

    (5) Lastly, leverage your social connections (before you submit your listing) by asking family and friends to give you feedback on ways to improve your rental/ski lease listing for clarity, conciseness and appeal.

    What will the 2020-21 Tahoe ski season be like during coronavirus/COVID-19?

    Tahoe area ski resorts indicated that cleaning and sanitation will increase in frequency and rigor and that physical distancing and masks will be required in indoor areas, base areas, lift mazes, on chairlifts and on shuttle buses.

    Only related groups can ride together on chairlifts; there will be occupancy limits at indoor spaces and on shuttle buses, and Ski & Ride School will operate with reduced capacities. Most resorts will have a reservation system to limit resort and slope-side capacity. Also as many transactions as possible will be conducted online prior to arrival to reduce interactions. Read more about specific coronavirus safety measures resorts will have in place.

    Tip for fresh POWder days & holiday weekends:

    Plan ahead by making reservations if you want to ski on a holiday weekend, since resorts are limiting their capacity during the coronavirus pandemic.

    $17 Million of New Investment Planned for 2019-20 Season at Squaw Valley | Alpine Meadows

    “Placer County supervisors have approved a gondola, dubbed the California Express Gondola, between Squaw Valley and Alpine Meadows resorts in the Lake Tahoe, California, area so skiers and snowboarders won’t have to leave the snow and drive or take shuttle to access the two mountains.” – Sacbee.com

    According to Squaw Valley Alpine Meadows, the gondola would extend from the base of Red Dog chair at Squaw Valley to the base area of Alpine Meadows. The gondola will have 33 towers spanning 11,700 feet, about 2.2 miles.

    Lift capacity would approximately be 1,400 people per hour in both directions. From base to base, the trip would take 13 to 16 minutes.

    • At Squaw Valley, improvements to the area around High Camp will increase connectivity with High Camp facilities and enhance the beginner experience

    [Olympic Valley, Calif.] March 4, 2019 – Squaw Valley Alpine Meadows and Alterra Mountain Company have announced over $17 million of capital investment in the resort for the 2019-20 season, including a new $10 million chairlift at Alpine Meadows. Following the first full season of operations on the Ikon Pass, Alterra Mountain Company plans to invest $181 million in capital improvements across its 14 North American mountain destinations for the upcoming year. These capital projects are part of an ambitious improvement plan totaling more than half a billion dollars through the 2022-23 season, focused on elevating the guest experience at all destinations, after an initial $170 million investment for the 2018-19 season. At Squaw Valley Alpine Meadows, improvements focus on guest access to amenities and terrain for all ability levels.

    “Alpine Meadows will see continued investment following last year’s $1.4 million renovation of its Base Lodge. A new high-speed detachable quad chairlift will replace the existing Hot Wheels triple chair, adding a mid-station at the current terminus and a 1,300-foot extension up to Sherwood Cliffs ridge, landing between Art’s Knob and the top terminal of Sherwood Express. A total ride time of about five minutes will give skiers and riders direct access from the base area to both the Alpine and Sherwood sides of the ski area. The new express chairlift will be a four-minute ride from the Alpine Meadows base area to the mid-station, providing convenient access to some of the area’s best low-intermediate terrain. At the top terminal, just one-minute’s ride from the mid-station, guests will have immediate access to the Sherwood Cliffs, Art’s Knob and all of the terrain served by Sherwood Express, which boasts the closest view of Lake Tahoe anywhere in the resort. Here, intermediate and expert guests can experience one of the mountain’s most spectacular areas, with wide open glades and access to the secluded Ice Bar, an on-snow hangout that comes alive for spring skiing.

    “The new lift will benefit the Alpine Meadows experience on many levels,” said Ron Cohen, president and chief operating officer at Squaw Valley Alpine Meadows. “Terrain currently served by Hot Wheels is frequently used by learners and ski and ride school as the next progression after the beginner terrain in the base area. A detachable lift will make loading and unloading much easier for these groups, and the ride time will be more than cut in half. Alpine Meadows is a fantastic place to learn how to ski, and I am proud that we are continuing to foster that quality. In addition to those clear benefits, the new lift extension will directly connect guests to some of Alpine’s best intermediate and expert terrain.

    The lift’s location is favorable in high winds and inclement weather,” Cohen continued, “and the extension creates access to the Sherwood area without the need for the current multi-step process that requires a long and sometimes nearly impassable traverse.”

    New surface lifts and terrain enhancements at Squaw Valley

    “Squaw Valley will also see improvements to on-hill connectivity with new surface lifts in the High Camp area. A new rope tow will create fast and convenient access to High Camp, avoiding the need to traverse uphill to get to the High Camp facilities. At 8,200 feet, the recently renovated High Camp is home to multiple dining locations, the High Camp Pool & Hot Tub and a 30-acre beginner area, all with panoramic views of Lake Tahoe and the Sierra Nevada. High Camp’s extensive beginner terrain will be further enhanced for 2019-20 with infrastructure improvements, including a new “magic carpet” surface lift, snow fencing, and other skier experience enhancements that will help novices and Ski & Snowboard School students to fully utilize the terrain with less interference from other skier traffic. Construction will begin this summer, as soon as conditions allow.”

    Saving the Planet One Rider At A Time

    “Did you know there are 1 billion cars in the world?  Unfortunately, we’re set to double this in the next 10 years.  Each shared car takes 13 cars off the road (on average).  You can make a difference by sharing a car.”  — getaround.com

    Since 1999, SnowPals members have ride-shared from the Bay Area to Lake Tahoe and back at least 5,100* times (this is a conservative estimate*).  For an average 400-mile round-trip to/from Tahoe in a vehicle that gets 28 miles per gallon average highway miles will burn 14.3 gallons of gas.  A gallon of gasoline burned releases 20 pounds of CO2 into the air.  By carpooling, each rider, in addition to the driver, represents 14.3 gallons of gasoline saved from being burned — or 286 pounds of carbon dioxide per round trip!

    “Let’s break down how CO2 is produced: a gallon of gasoline weighs about 6 pounds. Roughly 90% of that mass is carbon or about 5.5 pounds.  When that carbon is burned one atom of carbon, C, combines with two molecules of oxygen, O2, to form carbon dioxide, CO2.  One molecule of CO2 weighs about 3.5 times as much as an atom of carbon, so that 5.5 pounds of carbon burned results in about 20 pounds of CO2.”

    Summer ski days at Mammoth Mountain closes on Aug 6

    After an unbelievable 270 days of skiing and riding, the closing date for the 2016-17 season is this Sunday Aug 6th at Mammoth Mountain ski resort; here’s your chance to ski and ride in shorts and t-shirts. Join the fun from 7:30 am to noon daily and get your last taste of summer shredding. Lifts expected to operate are Face Lift Express, Chair 23 and the Panorama Gondola with access to Saddle Bowl, Center Bowl, Gremlins, Cornice and Climax.

    Afterwards, jump on your mountain bike to traverse the 29 open trails including Bullet, Shock Treatment, Velocity and Midtown.

    “Last winter dumped so much snow on California’s peaks that at least one resort raised the possibility of staying open all summer, allowing skiers to ride the lifts until next winter’s snowfall.

    But the hot weather during the last few weeks is finally putting an end to California’s extra-long ski season.

    Mammoth Mountain, the state’s most popular ski resort, announced it will close Aug. 6, making this the resort’s second-longest season. The resort in the Sierra Nevada mountains still has 6 inches of snow at the main lodge and 35 inches at the summit, with three of 28 lifts in operation.

    Squaw Valley, the California resort northwest of Lake Tahoe that raised the possibility of saying open year-round, ended its season July 15, marking the resort’s longest season.

    The 2016-17 winter created one of the largest snowpacks in California history, so big that the Central Sierra Nevada snow accumulation was larger than the previous four years combined, according to NASA data.

    When the ski season stretched into the summer months, skiers and snowboarders hit the California slopes in shorts and tank tops.

    Squaw Valley had so much snow this winter — about 60 feet in accumulated snowfall — that the resort’s chief executive, Andy Wirth, predicted the resort could operate for 550 days, through next season.

    That would have been unprecedented. Over the last 50 years, Squaw Valley has operated beyond July 4 only four times.

    Instead, this season amounted to a record 200 days of operation.

    Mammoth Mountain has stayed open beyond July 4 three times. Its longest season was in 1994-95 when it opened in early October and closed Aug. 14.” – Los Angeles Times
