Alpine Meadows Ski Lease – Get your own private Cal King room

Quick overview
Rent a room for the ski season – room comes fully furnished, including linens:
– 1 room with a cal king bed, a chair, a slider to the deck – occupancy 1-2 adults and 0-1 kid (no separate kid bed provided)
– the leased room is on the ground floor, and shares a full bathroom on the same floor with another room (leased by a family of 4)
– Common areas include an upstairs Great Room with fully-appointed kitchen,1/2 bath, and loft playroom. A mudroom, office nook, and laundry room are downstairs. Outside there is an upstairs and downstairs deck.
– Off-street parking for 3-4 cars (no street parking is allowed after November)
Duration: Jan 6, 2025 to June 1, 2025 (blackout February 14-21 – no ski lease access during that week)
What you get:
– A room assigned to you for use for the season. (When you are not there, others in the ski lease may ASK to use your room (if they wanted to spread out their kids into separate bedrooms, for example) – the leaser could say no).
– A closet and dresser in your room for your personal items/ clothes
– Ski storage in the mudroom
– Shelf space in the kitchen for your food
– Use of the shared common spaces (kitchen, great room, loft, laundry room, mudroom, office nook, decks)
About the house:
Newly remodeled 4 BR / 3.5 BA Alpine Meadows home that backs up to Bear Creek. Old Tahoe charm, with all the modern comforts and amenities of a new home. About 2500sq feet of space kept cozy by a wood-burning stove and hydronic baseboards, plus heated floors in the bathrooms. A chef’s kitchen, stocked game cabinet, full linens, and a mudroom for keeping all your snow and ski gear. Just over a mile from the Alpine ticket office and on the Mountaineer shuttle route, we are well-situated for fun on the slopes without parking drama.

About us:
We love sharing our space with kind, down-to-earth ski-enthusiasts! We are a family of four that lives full-time in the East Bay, but escapes to the mountains as much as we can. We occupy two of the rooms in the house. Dad grew up coming to the cabin and is on NSP at Palisades. The boys (7 and 11) are joining the ski team at Alpine this year. Mom skis too, but is more on the leisurely side of the spectrum and always up for a good après ski. Besides skiing, we hike, camp, swim, and generally enjoy an active outdoor lifestyle year-round. While at the cabin in the winter, we cook delicious (often vegetarian) food, play cards and board games, do puzzles, shovel all the snow, and build epic sledding ramps. We are not big media people: we do not have cable, our kids do not have electronic devices or access to social media/ video games. There is another ground floor bedroom that has beds for 4, and is leased for the ski season by a family from Alameda (kids age 8 and 10) and a very chill dog. Sound your speed? Join in the fun!
Price:
$9000 base rent for the 4.5 month ski season for a private room
– Utilities are included in the lease price (gas, electric, internet, water, trash) NOTE: no cable, no included streaming services
– Services are split 3 ways: housekeeping every 3 weeks ($200/visit x7), winter plow service for the driveway ($1750/winter) = $1050 per leaser/ room
Lease payment can be paid all in one payment or in 3 installments as follows: $3500 due upfront to secure the lease for the season. $3500 due by February 1. $3050 due by March 15. Payments are not refundable. $2000 security deposit, to be refunded at the end of the lease, minus any mutually noted damage.
Repairs or replacements necessitated by negligence, force, or accident are not included in rent. Things we’d expect you to pay for/ replace in this category include: your kid runs through the screen door and it needs to be replaced; you break 10 wineglasses over the course of the season; you spill a pot of coffee on the carpet; you put a shovel through a window while building a snowman. It is the honor system, and we know accidents happen, but we expect both consideration and accountability.
House Rules:
– Be respectful of the space and courteous of your fellow leasers – extend grace, address problems head on, and give the benefit of the doubt
– Maintain a family-friendly environment when children are present
– Use shared Google calendar to communicate the nights you’ll be at the cabin, as a courtesy
– No overnight guests beyond your bedroom (this will be revoked if there is repeated overcrowding of the house)
– No subleasing or allowing others to use your leased space without you being present
– No additional pets are allowed on premises, beyond the one house dog we already have
– Shoes are removed at and left in the mudroom; wet/ snowy clothes are similarly left in the mudroom to dry
– No smoking or vaping anything on premises
– Store food in the kitchen only – in cabinets or fridge (deter rodents and ants from taking up residence, please)
– Remove all trash from the house upon exit – place in the bear locker outside for Monday pick up
– All personal items are stored in your room, and in your closet/ dresser when you are not there, so that sleep and communal spaces are clear for all to use
– Keep common spaces neat and tidy so all can freely use and enjoy the space (deep cleans will be done by housekeeping, but we will all pitch in to keep the house clean)
– The loft is a kid-safe and communal space. It can be used as auxiliary sleeping space occasionally, but is meant to be a playroom for kids
– Posted entry and exit procedures are followed every time, to ensure the safety and repair of the home
– Everyone chips in to maintain the house’s safety and usability throughout the winter – shoveling the path, clearing the decks, refilling the wood storage, digging out the propane tank etc…
– Common sense energy-saving practices are followed, like turning lights off and heating the home only when it is occupied etc.
– All personal items, including food, must be removed by the end of the lease.
